Lagos Unveils New Tenancy Bill To Regulate Rent Increases

The Lagos State Government has unveiled plans for a new tenancy law aimed at regulating rent increases, illegal charges, and fraudulent practices in the real estate sector. The proposal was announced by the Commissioner for Housing, Moruf Akinderu-Fatai, during the 2026 Ministerial Press Briefing in Ikeja.

According to him, the bill, which is currently before the Lagos State House of Assembly, seeks to address rising complaints over arbitrary rent hikes, excessive agency fees, and the activities of unregistered estate agents operating in the state. He said the reforms are designed to sanitise the housing market and protect tenants.

A key provision of the proposed law will make it mandatory for all estate agents in Lagos to register with the Lagos State Real Estate Regulatory Authority, LASRERA. The commissioner said operating without registration would become an offence, while tenancy disputes would be fast-tracked through weekend and public holiday court sittings.

He added that tenants seeking legal redress would be required to provide proof of rent payments and utility bills. The state government also said LASRERA recovered more than 270 million naira from fraudulent agents between 2025 and 2026, as part of ongoing enforcement efforts.
